What We Do
Residential Painting Services Across Dallas and the Surrounding Suburbs
Most people calling a painter aren't excited about paint. They're tired of looking at a room, or the trim is failing, or the house is going on the market in six weeks. Underneath all of it sits the same worry: hire the wrong crew and you'll spend the next month managing them yourself.
That worry is earned. Plenty of homeowners around Dallas have lived it once already. A number gets promised, a crew nobody introduced shows up, the salesman stops answering, and the finish date keeps sliding with no explanation.
San Miguel Painting runs differently, and the difference is structural rather than promotional. Jose San Miguel started this company in 2005 after nearly a decade learning the trade from surface prep up. He still runs production and checks in on jobs every other day, often daily. His son Eric handles your estimate and stays the person you call afterward. Nobody hands you off, because there's nobody to hand you off to.
The work covers interior and exterior repaints, cabinet refinishing, drywall repair, and staining for decks and fences, all residential, across Dallas County and into Collin, Tarrant and Rockwall.
Meet the Father and Son Behind San Miguel Painting
Jose came to Texas from Tampico in 1996 and started where most painters start, masking floors and prepping surfaces for somebody else. Nine years of that taught him sheetrock, texture, staining and the small details that separate a finish that holds from one that doesn't. In 2005 he bet on himself and started taking jobs under his own name.
Eric grew up around it and came into the business later with a different set of tools: systems, technology, and the sales and service side his dad never had time to build. He handles your first conversation, your estimate, and your questions afterward.
Between them you get field experience and follow-through in the same company, which is rarer in this trade than it sounds.
How Your Dallas Painting Project Actually Runs
Five steps, start to finish. No surprises in the middle, and no disappearing act at the end.
1. You call or send the form
Reach out at (469) 405-2538 or through the form on this site. Somebody follows up the same day, morning or afternoon, and keeps trying until you've actually connected.
2. Eric walks the project with you
Your appointment runs about an hour, with buffer built in so nobody's rushing. He looks at what you want done, flags what he thinks needs doing, and tells you plainly if something isn't worth the money.
3. You get your number
Same day, usually on the spot. Larger projects get a return visit so Eric can walk you through the scope in person instead of sending a figure into your inbox with no context.
4. The crew preps, then paints
Floors, furniture and fixtures get protected on day one. Repairs and prep happen before color. Cleanup happens daily, not at the end, and Jose checks the job in person every other day or so.
3-year workmanship warranty
Family owned, father and son
Five stars across hundreds of reviews
5. You walk it with Jose
At completion you go through the work together and mark anything that needs attention. Touch-ups get handled before the crew leaves for good.

Built for This Climate
Local Painters Who Know What Texas Weather Does to a House
North Texas is rough on a paint job in ways that surprise people who moved here. Summer sun bakes south and west elevations until color shifts. Hail season punishes soffits and fascia. Then the ground moves, because this is expansive clay soil, and hairline cracks open up over doorways inside a house that was fine last spring.
Knowing that changes how a job gets scoped. Cracks over interior door frames get evaluated rather than just filled. Exterior wood gets checked at the joints where water actually collects. The elevations taking the worst sun get talked about before the estimate is written, not after the paint starts fading.
Older housing stock matters too. A 1960s ranch in Garland, a mid-century home near White Rock, and a 2015 build in Frisco are three different jobs, and pretending otherwise is how homeowners end up disappointed.
